Architectural Guidelines for Commercial Lot - A parcel of land was rezoned in June, 2022, to Light Commercial. The lot was purchased and the developer applied for a Development Permit to build a 10-bay self-storage unit. Adjacent landowners voiced their concerns to the County of Newell Council about building aesthetics, property values, safety, traffic and environmental risks. Council gave the two parties an extra 30 days to communicate and make progress on a resolution of their differences. The Sandpiper Homeowners Assoc. took that time to develop Architectural Guidelines for the Commercial Lot with input from the existing residents at Lake Newell Resort.

“Sandpiper Estates is designed for estate homes to be built on large affordable lots. Sandpiper Estates also has one lot zoned for commercial, and these architectural guidelines are for that lot.”

Municipal Planning Commission approved the Development Permit for the operation of the self-storage business but the architectural guidelines bring the total cost of the project to an unreasonable amount for the developer to invest.
